The net benefit rule protects you
Unlike a traditional refinance, FHA won't approve a HECM refinance just because rates moved. The loan must produce additional proceeds — generally at least a 5% increase in your available funds after accounting for the new loan's costs. That single rule has protected borrowers from churning reverse mortgages for decades, and it's the first test Brian runs on every refinance inquiry.
The three situations that clear the bar
- Your home's value rose. HECM proceeds are calculated from the lesser of appraised value or the FHA maximum claim amount — $1,249,125 for 2026. A Bloomington home appraised at $350,000 when you closed that's now worth $440,000 has a meaningfully larger principal limit available.
- Rates dropped. Lower rates increase the principal limit factor, which means more available proceeds from the same home.
- Adding a borrower or changing structure. A younger spouse being added (subject to FHA's rules), or converting from a fixed lump sum to a growing line of credit, can change the available funds calculation.
The costs, honestly stated
A new HECM means new closing costs, though borrowers refinancing within the first five years receive a credit against the new loan's FHA mortgage insurance premium. Counseling and timeline
If the refinance increases your available proceeds, a new counseling session with a HUD-approved agency is required before the application proceeds. Expect the full process — application, appraisal, counseling, underwriting — to run four to six weeks.
Alternatives to a full refinance
Sometimes the goal isn't more proceeds — it's a better structure, a lower rate on a fixed HECM, or coordination with a broader retirement plan. In those cases, Brian will talk through whether the existing loan is already doing its job. A reverse mortgage that was the right answer at closing is often still the right answer today; the refinance conversation exists to confirm it, not to manufacture a transaction.
